Your Property Management Team is crucial for your Success as a ...

Your Property Management Team is crucial for your Success as a Detroit Real Estate Investor!

be selective when choosing a property manager to manage your investment properties...

Hey there Detroit Real Estate Investors and welcome back to the Buy Homes In Detroit blog.? Your Property Management Team is crucial for your Success as a Detroit Real Estate Investor!

Here are just a few reasons why you need to be super selective when choosing a property management team for your Detroit Real Estate Investments:

  • Whether you live here in Detroit or not, you do not want to spend your time being a landlord (unless you are super passionate about dealing with tenants and toilets).? By outsourcing the management portion of your property to a professional team, you are saving yourself a lot of time and headaches.
  • Be sure to interview many property managers in the area in which you are purchasing and holding your properties.? Get referrals and contact other customers that use these property managers.? Compare their rates against all the others in the area (they are typically the same or very competitive pricing).? Our property managers usually charge about 10% of the monthly rents to provide their managing services on a particular property.? Considering that typical rents in Detroit are $800, that would be $80/month that the propety management team collects.? You might be thinking ?Why the heck do I want to pay out $80/month?.? Once again, unless you enjoy being a landlord, it?s best to leave this part to the professional property management team and be happy with the $80 charge every month.
  • When you choose the right management team, they will end up saving you so much more money than you ever thought!? By keeping close tabs on the propety and tenant, the manager keeps you up to date on all aspects of your property so you can take appropriate action if needed.? They help determine when or if certain repairs and maintanence is needed on your property and if your tenant decides to stop paying, your property manager will notify you and will also handle eviction process if the tenant decides to not respond to late notices.

All in all, having the right property management team in place is crucial for your success as a Detroit Real Estate Investor.? Take your time and interview multiple property managers.? That way you can have 2 or 3 great managers available when you have a property and you can determine who will best fit as a property manager for this property.? Speaking from experience, do not just settle for the 1st property manager you run across.? Always do your due diligence and ask for referrals to speak to about their services.

If you would like more info on how property managers work and why they are so important to your Detroit Real Estate Investing business, email: Ryan@InTheNowInvestments.com and request a 30 minute strategy call regarding the role of property managers as a part of your real estate investing power team.?

Cirque Du Soleil Wows 2012 Oscars

'Iris' troupe pays homage to Academy Awards honorees.

There might not have been performances by the 2012 Oscars' two Best Original Song nominees Sunday night (February 26), but the Cirque du Soleil troupe behind "Iris" stepped up in the performance department.

The group performed a high-flying acrobatics show that paid homage to the decades of films that have been honored by the Academy Awards. Even though the Cirque show seemingly was placed in the ceremony's lineup in place of the musical performances, that didn't mean the Muppets didn't get their time to shine. Kermit the Frog and Miss Piggy presented the "Iris" troupe, but not before they got in one dig about their film not being nominated in more than just the song category. "It's about time Spielberg leaves some for the rest of us!" Miss Piggy lamented. Unfortunately, her comment wasn't followed by a shot of Spielberg's face.

Cirque performed its acrobatic routine against a backdrop of beloved films like "North by Northwest," "Titanic," "Spider-Man" and "Gone with the Wind." Cameras showed George Clooney and Stacy Keibler being enthralled by the show, an homage to the joy of cinema, keeping with the theme of many of the year's nominees, including "The Artist" and "Hugo."

After the performance, host Billy Crystal returned to the stage to express how impressed he was. "Wow, I pulled a hamstring just watching that," he said. "We're a pony away from being a bat mitzvah."

In addition to hosting the Oscars, the former Kodak Theatre — now being referred to simply as the Hollywood & Highland Center — is home to "Iris" six days a week.

Estate Planning for Business Owners: Covering Your Assets ...

Estate planning flyersNext to public speaking, death is at the top of the list of things most feared by people. Being afraid of dying just adds to the general uncomfortable sense that people may feel when comes to planning for the day when you do die or become incapacitated but it?s one of the most important things you can do to protect your assets and ensure that your loved ones aren?t left with a huge mess to straighten out and lose much of what you worked hard to obtain while you were alive.

Based on a study conducted in 2008 by Harris Interactive, it was found that 58% of all adults lack a last will and testament.

What is estate planning?

According to Wikipedia, ?Estate planning?is the process of anticipating and arranging for the disposal of an estate.?

An?estate?is simply the net worth of a person or the total amount of their assets or belongings that may be of value. These may include financial accounts, property, insurance, legal rights, interest, real estate, businesses, cars, collections and other valuables (minus any liabilities they may have).

What should your estate plan include?

At the minimum, your estate plan should include the following:

  1. Power of Attorney for Finances ??helps to manage your finances when you can?t
  2. Power of Attorney for Health Care ??helps to manage your healthcare when you can?t
  3. Simple Last Will and Testament?? helps to manage and distribute your property after death

Other options to consider during estate planning include:

  • Living Will
  • Revocable? Living Trust
  • Irrevocable Life Insurance Trust
  • Tax Planning Trust

Do you need an estate plan?

If you?re not sure whether or not you need an estate plan, consider the following questions:

  1. Do you have minor children?
  2. Are you facing medical conditions?
  3. Do you want to decide where your assets go?

Estate planning helps to manage your assets in a way to minimize probate and taxes, to keep your assets from being assigned by law and to have your healthcare needs met the way you want rather than how a court may decide.

Attorneys Julie Phillips and Christina WorleyWhere to go to seek assistance with estate planning?

Julie Phillips, small business attorney at Worley Law, LLC, appeared at the Dublin Entrepreneurial Center (DEC) in Dublin, Ohio on February at the STARTUP Columbus ?Thirsty Thursdays? ? Marketing, Legal, Wills & Biz Succession?to inform entrepreneurs about how to protect their assets after death through estate planning. At this Jelly @ the DEC event, she, along with Christina Worley of Worley Law, also addressed various issues related to business owners, including business succession following death. If you have questions, contact them directly or consider coming out to the DEC for free consultation sessions by Christina Whorley.

Obama: Slash corporate tax breaks | G7Finance.com - Finance ...

Obama corporate taxes: He would slash 'dozens' of tax breaks

Geithner unveils Obama plan to reduce top rate to 28%; Treasury Secretary says code ?needs to be reformed and modernized.?

NEW YORK (CNNMoney) ? After more than a year in the making, the Obama administration on Wednesday released its plan to overhaul the corporate tax code.

The main proposal would slash the corporate tax rate to 28% from 35% and pay for the reduction by eliminating ?dozens? of business tax breaks. There are currently more than 130 on the books.

The Obama administration?s plan is in sync with Republicans in terms of wanting to lower the top rate. But Republicans want to lower the corporate rate even further to 25%.

There are also many other differences between their plans, and with Congress stuck in election-year gridlock, the odds of passage of any corporate tax reform plan this year are long.

Tax experts generally recommend that lawmakers lower the top rate to boost U.S. competitiveness. The United States has one of the highest nominal corporate tax rates in the world ? a factor that may reduce business investment.

Today, however, thanks to the bevy of tax breaks available to them, most of the largest corporations end up with effective tax rates far below 35%. Indeed, in many cases, they may pay far less than 25%.

The administration said a 28% U.S. corporate tax rate would be in line with the average rate among other advanced economies.

U.S. companies? abroad: A key goal of the administration?s plan is to discourage companies from moving their assets abroad and parking their profits there for years on end.

To that end, the administration wants to impose a new minimum tax rate on the foreign profits of U.S. multinational companies, although it did not offer a target for what that rate should be.

Currently, U.S. companies with foreign subsidiaries may reduce their federal tax bill in a variety of ways, including by deferring the federal tax they owe on their foreign-made profits until they bring that money back to U.S. shores.

By contrast, the administration?s proposal would require companies with foreign income in low-tax countries to pay the minimum U.S. tax rate on that income when it?s earned. If the company pays income tax to the host country on those profits, it will get a foreign tax credit.

For example, if the U.S. minimum tax rate is set at 20% and a company pays 8% to the host country, it will have to pay the 12% difference to Uncle Sam.

It?s not clear how profits that U.S. companies have kept abroad for years would be treated under the minimum-tax rule.

Obama?s plan would also remove the tax deduction for moving expenses that U.S. multinationals get when they move operations abroad. Conversely, U.S. multinationals that move operations back to the United States would get a 20% tax credit.

Manufacturers: The plan would seek to ensure that the effective tax rate paid by manufacturers does not exceed 25%. Currently, the average tax rate for manufacturers is 26%, according to senior administration officials.

A company?s effective tax rate is generally the net amount it pays in federal taxes as a percentage of its income.

The plan would reduce manufacturers? effective rate by reforming the deduction companies get for manufacturing goods in the United States. As the tax break is currently used, the term ?manufacturing? may be interpreted very broadly to include things like the making of fast food hamburgers.

The administration wants to increase the value of the deduction but focus it more narrowly on actual manufacturing.

It would also reform and make permanent the research and experimentation credit, which has been on the books for years but is still considered ?temporary.?

Likewise, it would make permanent and consolidate temporary tax incentives to invest in clean energy.

Small businesses: The administration says it wants to reduce and simplify taxes for small businesses, which devote nearly 2 billion hours and spend up to $16 billion on tax compliance, according to the Treasury Department.

Among other things, the president?s plan would let small businesses permanently write off up to $1 million in investments. It would also allow small businesses to use a simpler form of accounting than so-called accrual accounting, which requires them to recognize future cash receipts and costs on their income taxes.

Timing of reform: The last time the United States embarked on major tax reform was in 1986, when the economy, international trade and technologies were vastly different.

?The current tax code was written for a different economy in a different era. It needs to be reformed and modernized,? Treasury Secretary Tim Geithner said on Wednesday.

He noted that the administration?s plan is intended ?to begin a process of building a bipartisan consensus? for tax reform. To that end, he said, he will be meeting with the chief tax writers in the House and Senate next week.

Indeed, given the lack of numbers and other specifics, the administration?s proposals can only be a starting point for discussion.

A top Republican lawmaker on tax issues, House Ways & Means Committee Chairman Dave Camp, welcomed the administration?s proposal, especially its call for lowering tax rates and closing loopholes. But he also said that policy differences remain, notably how the Obama plan would treat multinationals and small businesses that file under the individual tax code.? To top of page

Magnetic retainer lets you operate machinery with your tongue, gives linguistics new meaning

Many people with debilitating conditions rely on sip and puff technology to get around, which is relatively lo-fi by some standards. Now, a special retainer with magnetic sensors could bring mobility into the smartphone age. Developed at Georgia Tech, the Tongue Drive System uses a magnetic piercing to track lingual gestures. The sensors then transmit data to an iOS app that translates it to on-screen or a joystick movement. Earlier versions used a headset, but the prototype revealed at the International Solid State Circuits Conference in San Francisco, is hoped to be more comfortable and discreet. The system is currently being trialled by 11 participants with high-level spinal-cord injuries, with larger trials planned.

AP source: Obama seeks 28 percent corp. tax rate

(AP Photo/J. Scott Applewhite)

WASHINGTON (AP) ? President Barack Obama is proposing to cut the corporate tax rate from 35 percent to 28 percent and wants an even lower effective rate for manufacturers, a senior administration official says, as the White House lays down an election-year marker in the debate over tax policy.

In turn, corporations would have to give up dozens of loopholes and subsidies that they now enjoy. Corporations with overseas operations would also face a minimum tax on their foreign earnings.

Treasury Secretary Timothy Geithner on Wednesday was to detail aspects of Obama's proposed overhaul of the corporate tax system, a plan the president outlined in general terms in his State of the Union speech last month.

Chances of accomplishing such change in the tax system are slim in a year dominated mostly with presidential and congressional elections. But for Obama, the proposal is part of a larger tax plan that is central to his re-election strategy.

The corporate tax plan dovetails with Obama's call for raising taxes on millionaires and maintaining current rates on individuals making $200,000 or less.

The 35 percent nominal corporate tax rate is the highest in the world after Japan. But deductions, credits and exemptions allow many corporations to pay taxes at a much lower rate.

Under the framework proposed by the administration, the rate cuts, closed loopholes and the minimum tax on overseas earning would result in no increase to the deficit.

That means that many businesses that slip through loopholes or enjoy subsidies and pay an effective tax rate that is substantially less than the 35 percent corporate tax could end up paying more under Obama's plan. Others, however, would pay less while some would simply benefit from a more simplified system.

The official said the Obama plan aims to help U.S. businesses, especially manufacturers who face strong international competition. Obama's plan would lower the effective rate for manufacturers to 25 percent while emphasizing development of clean energy systems. The administration official spoke on condition of anonymity to describe what the administration will do.

The New York Times first reported details of the plan in its online edition early Wednesday.

Many members of both parties have said they favor overhauling the nation's individual and corporate tax systems, which they complain have rates that are too high and are riddled with too many deductions.

The corporate tax debate has made its way into the presidential contest. Former Massachusetts Gov. Mitt Romney has called for a 25 percent rate, former House Speaker Newt Gingrich, R-Ga., would cut the corporate tax rate to 12.5 percent, and former Sen. Rick Santorum, R-Pa., would exempt domestic manufacturers from the corporate tax and halve the top rate for other businesses.

While Obama has been promoting various aspects of his economic agenda in personal appearances and speeches, the decision to leave the corporate tax plan to the Treasury Department to unveil signaled its lower priority.

What's more, the administration's framework leaves much for Congress to decide ? a deliberate move by the administration to encourage negotiations but which also doesn't subject the plan to detailed scrutiny.

Obama's plan is not as ambitious as a House Republican proposal that would lower the corporate rate to 25 percent.

Still, Obama has said corporate tax rates are too high and has proposed eliminating tax breaks for American companies that move jobs and profits overseas. He also has proposed giving tax breaks to U.S. manufacturers, to firms that return jobs to this country and to companies that relocate to some communities that have lost big employers.

Geithner told a House committee last week that the administration wants to create more incentives for corporations to invest in the United States.

"We want to bring down the rate, and we think we can, to a level that's closer to the average of that of our major competitors," Geithner told the House Ways and Means Committee.

White House economic adviser Gene Sperling has advocated a minimum tax on global profits. Currently many corporations do not invest overseas profits in the United States to avoid the 35 percent tax rate.

Equity Capital with Venture Capital Firms | Small Business ...

As an entrepreneur, there?s a good chance that you are going to need some outside funding. If you are looking for rapid expansion, venture capital may be for you.

Venture capitalists, also known as VC?s, are people who work for institutions that make investments in early-stage companies (like yours). These VC firms are not investing their own money, but instead represent others such as pension funds. And unlike SBA Loans, venture capitalism is a high risk, high reward game. Banks go through a thorough checklist before they even think about approving a startup for a SBA Loan. VC?s, on the other hand, know that if their investment pays off the return on investment will be 10, 100, or even 1000 times what they put in. According to the National Venture Capital Association, VC fundraising totaled $18.17 billion from 169 funds in 2011.

What Are Venture Capitalists Looking For?

Different VC?s may have different criteria when it comes to deciding whether a startup gets funding or not, but there are general rules that most venture capitalists follow. ?The general rule is that they would like to get at least 30 times their money back in 5-7 years. Consequently, VC?s tend to focus on high-tech companies that have scale, speed and exit potential. For example, according to Price Waterhouse Coopers the Software industry received the most venture capital in the 3rd quarter of 2010, getting $1.0 billion in investments.? The Biotechnology industry followed collecting $944 million and the Medical Devices and Equipment industry collecting $573 million.

VC?s also consider a company?s management team before they invest. They are looking for a team that knows how to execute and has years of professional experience in the field. It also helps if there is someone who has had prior positions in the field and knows all the ins and outs of the industry.

Pros and Cons of Venture Capitalism

??????????????? While there are many potential upsides to getting VC funding, it is not a perfect system. As a result, going with a VC firm might not be the right choice for you for several reasons. First off, it takes a lot of hard work to get money from a venture capitalist. You have to be able to prove that your company will grow rapidly so that it can either be bought by a larger company or have an initial public offering so that the VC?s can get their money back. Therefore, you need to have a great business plan and need to be able to ?sell? your business to these firms. Also, when a VC invests in your company he or she partially owns your startup, which means that venture capitalist can exert some control on company decisions.

Still, there are major upsides if you decide to go with a venture capitalist. The most obvious advantage of VC funding is that these firms have DEEP pockets and can invest millions of dollars if they believe you can lead your company to success. Equity investors are also invested in the same thing as you: the growth of your company. For that reason, VC?s can be a great source of advice and can help you make new connections that will help you build your business. Finally, you don?t have to pay periodic principal and interest payments with equity investments. In fact, most venture capitalists do not require you to pay them their money back!

What Do You Need?

If you think VC funding is right for your startup, there are 6 presentation materials you should have before you even consider reaching out to venture capitalists. These include:

  1. A High Concept Pitch: This is pitch is less than 1 sentence and should make it clear to anyone who hears or reads it what your company does. For example, Dogster sold itself as ?Friendster for dogs.?
  2. An Elevator Pitch: An elevator pitch is different than a high concept pitch. These are generally one minute long and tell a VC the benefits of your product or service, the difference between your company and others, and what unfulfilled need your company meets.
  3. A Teaser Email: A short email that, again, sells your company and makes the VC want to contact you for more information.
  4. A Business Plan: You want your business plan to be as realistic as possible. For more information on how to write a business plan, visit our ?What is in a Business Plan?? blog series.
  5. An Executive Summary: A brief summary of your business plan that gives a VC everything they need to know on one page.
  6. A Slide Presentation: This presentation should highlight the important pieces of your business plan, like you did in your Executive Summary.

After you have created these 6 ingredients, you can now begin to reach out to VC?s. Make sure that you also put the time in and research all of the venture capital firms that you are interested in so you can tweak your presentation toward the VC?s interests.

How to Finance Your Start-Up Without Tapping Home Equity ...

By EMILY MALTBY

With home values still depressed?and likely to remain so in the coming year?many people who plan to start businesses won?t be able to leverage their personal properties to raise capital they need.

There are several alternatives, however, some newer than others.

Some 39% of business owners with less than $5 million in annual revenues said a bank loan would be the best way to raise capital in 2012, according to a survey of 2,851 owners of small businesses conducted by Pepperdine University in early January. Other top prospects were personal savings (36%), friends and family (19%), and credit cards (17%), according to the survey.

By contrast, only 11% said home equity would be the best capital source.

Despite significant funding challenges, including depressed home prices and a tight overall credit market, entrepreneurship rates have risen from 2006 through 2010, according to the Ewing Marion Kauffman Foundation, a small-business research group in Kansas City, Mo.

The foundation has an annual Index of Entrepreneurial Activity but hasn?t yet measured the rate of new business creation during 2011, it says.

Here?s a look at some of your choices:

Peer Lending

A small but fast-growing segment of business owners have tapped relatively new capital sources that operate through websites.

Peer-to-peer loan sites, such as Prosper.com and LendingClub.com, allow lending directly between individuals. Interest rates depend on the borrower?s credit history. Only 4% of business owners surveyed in the Pepperdine study say this would be the most promising method of securing funds this year.

Crowdfunding, available on Kickstarter.com, IndieGoGo.com and other such sites, links fundraisers to a large pool of small-dollar contributors. The sites charge fees for the service, typically less than 10% of the capital raised.

Last September, Sung-Yoon Kang got a $5,000 loan through Prosper.com at a 27% interest rate and his wife, Dawn Kang, got a $3,000 loan from LendingClub.com at a 7.9% interest rate. The couple turned to peer lending after realizing they wouldn?t qualify for a traditional bank loan.

The Kangs, who don?t own a home, used the funds to purchase a food truck. They hope to launch the business Ka?Chi Inc., of West Chester, Pa., in the near future.

Asset-Based Credit

Asset-based lending and factoring got attention when banks slashed credit lines in the 2008 financial collapse. Total asset-based credit commitments grew 5% in the last year, according to a November 2011 survey by the Commercial Finance Association. This type of financing has been dominated by the retail and garments industries, but has spread to other business sectors that have accounts receivable or other assets, according to Brian Cove, chief operating officer at the association, a New York-based trade group.

Asset-based lenders extend loans that are backed by marketable securities, equipment, inventory, accounts receivable and other business assets.

Factors operate on a similar model, purchasing accounts receivables from a business in exchange for an advanced funding amount for each invoice. The Pepperdine study shows 5% of business owners believe factoring is the best way to raise capital.

Interest on the loans can top 20%. Rohit Arora, chief executive of Biz2Credit, a small-business lending broker based in New York, says he believes the interest rates and other related costs may come down as a result of increased competition among lenders.

David Godwin turned to factoring when he started ContinuityX Inc. last year. Within four months of launching, the technology services company, based in Metamora, Ill., had secured a $500,000 credit line from Forest Capital LLC, allowing Mr. Godwin to hire 14 employees and purchase new equipment.

?It jump-started our business,? says Mr. Godwin, who did not use his home equity but did tap personal savings and friends and family to cover other initial costs.

SBA loans

Many young start-ups face significant barriers securing bank financing because they don?t have a substantial track record of growth. But there are small signs that the credit crunch is easing, as lending standards become more flexible and as some borrowers become more willing and able to take on debt, according to recent data including one January survey of senior loan officers by the Federal Reserve.

Outstanding loans to small businesses have fallen each quarter since 2009, according to the most recent data from the Federal Deposit Insurance Corporation, in an analysis of loans of less than $1 million. They totaled slightly less than $600 billion at the end of September 2011, 5% less than the year earlier.

One role of the U.S. Small Business Administration is to help banks make loans to riskier small businesses, while offering better terms such as a longer payback period. SBA loans are provided by traditional lenders, but a portion of each loan is backed by the government in the case the business owner defaults. Still, SBA loan recipients must adhere to the underwriting standards of the bank, which may include using personal property as collateral.

SBA lending hit a record in the government?s last fiscal year. But the jump was, in part, attributed to the larger loan amounts the agency agreed to back. Since October 2010, SBA lenders have been able to offer loans as large at $5 million, which are more profitable than the smaller loans start-ups typically request. (See this October 2011 story.)

In general, smaller firms have more success with these loans once they are established and ready for expansion capital.

Angel Investors

Some small businesses have had success seeking angel financing ? a segment that?s showing a revival of sorts. Most angel investors, of course, will wind up with an equity stake in your firm.

Some 39% of the $8.9 billion in total angel investments in the first half of 2011 went into seed and start-up ventures, up from 26% of $8.5 billion in total investments over the same period a year earlier, according to the University of New Hampshire?s Center for Venture Research.

It can be tricky to weed out the tire-kickers, says Paul Kedrosky, senior fellow at the Kauffman Foundation. Many individuals are angels ?in name only? and not likely to make investments as eagerly as professional investors, he notes.

Individual angels are increasingly coming together to invest as groups. That spreads risk among the group?s members. But it could create headaches for business owners who have to deal with a number of angels rather than just one or two investors.

Personal Credit and Savings

More than 70% of small businesses were launched using personal savings or assets, according to Elizabeth A. Duke, a governor on the Federal Reserve Board, who, last April, disclosed preliminary data from the Federal Reserve?s upcoming Survey of Consumer Finances.

Personal credit cards, as well as friends and family have grown in popularity during the downturn, and will likely remain an important avenue for entrepreneurs even after the economy rebounds.

Some entrepreneurs obtain business credit cards, which carry fluctuating?and often higher?interest rates while lacking consumer card protections. Delinquencies on business cards can also damage your personal credit score.

Driven Bird and Raising Hope stand parallel at Poole card ? Owners Bonus Series Final Preview

A high-profile Grade KS race of Owners Bonus Series Final is going to be held at 450m Flat track of Poole on Tuesday night, February 21. The contest contains a big prize money worth of ?500.

Following six hounds are geared up to fight for the ace title:

1: Senahel Said

2: Lorna Doone

3: Charity At Home

4: Raising Hope

5: Ballyoak Lord

6: Driven Bird

As the event is drawing near, we present here a brief preview of all the runners for the special guidance of the bookmakers who are going to stake their money in the market tonight. This analysis is based on the key career records and recent performances of each of the entries.

Senahel Said

B black?s black bitch has not won a single race since October 2011. Her last victory came on September 18. This long lean patch has badly tarnished the veteran runner?s stamina and spirit. As a whole, she has not been so impressive throughout her career.

Now, she seems to be totally off-coloured. In tonight?s clash, she is not likely to make any impact.

?Lorna Doone

D Heard?s novice runner has been winless since the very beginning of her career. Making debut in November 2011, the black bitch has run for five times so far. She finished 2nd each in her last two races. She will land at Poole tonight with an aim to register her maiden success, but her chances to win are as low as 40 percent.

Charity At Home

The J Cheshire-trained black bitch too has not won a single event since her maiden victory on November 21, 2011. This long failure streak has downed her morale greatly. She finished 2nd in her last outing on February 14, 2012. As a whole, she does not have enough firepower to unleash tonight. She may finish 2nd or 3rd.

Raising Hope

Since her debut in December 2011, S Gresham?s black bitch has won just one race so far. Her first and last victory came on February 14, 2012. Being 7-4 favourite, she delivered well and defeated her rivals by 1 ? lengths. This success has raised her confidence to a great extent.

The daughter of Royal Impact out of Farloe Mirror is likely to show a big run again tonight and bag her second straight success. Her chances to win are as high as 80 percent.

Ballyoak Lord

The trainee of K Elliott has been winless since making his debut in November 2011. The black dog finished third in his last race on February 14. Thus, he is not supposed to do anything bigger even tonight. However, he may get third spot.

Driven Bird

Trained by D Heard, the black bitch won her last race on February 14 marvellously at the same track. This victory came after a long gap of 9 defeats. She had a fabulous hat-trick during January 2011. The stats show that the bitch possesses enough talent but she is somewhat inconsistent.

For tonight?s contest, she is regarded as a joint favourite with Raising Hope. But her chances to win are no more than 77 percent.

Conclusion

The above analysis shows that Raising Hope and Driven Bird are going to have a tough tussle for the series title---the former has higher chances to win. Among other four hounds, Lorna Doone is expected to unleash reasonable struggle for victory. Let us see who walks away with the ace title. Get ready for the mega action. Good luck to all the runners.

Copywriting for Non-Writers ? How to Get Started With It

by: Destiny - February 20th, 2012??

The non-writer staring at a blank document and trying to do the copywriting for business is really staring straight up at a tall mountain. We believe the above thoughts and suggestions must be taken into account in any discussion on yoga shop. There is a remarkable amount you truly should take the time to know about. It is difficult to ascertain all the different means by which they can serve you. Gaining a high altitude overview will be of immense benefit to you. We are not done, and there are just a couple of very strong suggestions and tips for you.
One of the most effective copywriting tips that you can get as a non-writer is to write like you talk. You always want whoever is reading your copy to feel like you are their long lost pal who they trust. Another thing is to take your cues from your target audience because you have to speak their language. So while we said like you are talking to a friend, just make sure your friend is in that market. Never begin writing until you have completed your research and know how you want to tackle the project. When you start writing like you?re talking to someone close, you?ll automatically organize your thoughts and your content will be ready in no time.
As you approach writing any kind of copy, you need to address the reader?s emotions without going over the top and using hype. Have you ever noticed that the simple act of offering a freebie still needs to be sold? You will see copy elements in that, too. If you need some example, find successful sales letters and study them very well. It is really very helpful for you to read professional copy, and then purposely dissect it into the various parts. When you want to write copy, imagine you are one of them and talking to only one of them as you write. Just remember you need to make the reader arrive at a decision that is favorable to you. Compelling stuff, we think ? what are your impressions? No question, we are just getting started with all that can be known about Hawaiian Tropc body butter. Yes, it is true that so many find this and other similar subjects to be of fantastic value. A lot of things can have an impact, and you should widen your scope of knowledge. So what we advise is to really try to find out what you need, and that will usually be decided by your circumstances. You have a solid base of a few essential points, and we will make that much stronger for you as follows.
The most common behavior people engage in with online marketing is quitting. All the truly great copywriters paid hard dues to get where they are, and it took many years; but it is something you can do, too. Just remember that every pro copywriter misses the mark and more often than you think. So remember you have to be patient with this and there is no other way around it.
If you?re a non-writer then getting good with copywriting will involve lots of targeted effort and dedication from your end, which is why you should focus on building a strong foundation first, so that you?re able to have long term success. We only desired to give you a taste of what can be found on this subject. It is tough to really discover all there is to know about blinds for windows because we know how busy you are. You will see that the more you learn, the more you will be in a position to get the most from your efforts. Most just are not able to find the time, and they feel at a loss for what to do.

Fostering in the U.K.

Foster care agencies help place children in safe, supportive families. There are different types of foster care depending on the needs of both the child and their family. In the United Kingdom, the categories of foster care are as follows:

? Emergency: When children need somewhere safe to stay for a few nights
? Short-term: When carers look after children for a few weeks or months, while plans are made for the child's future
? Short breaks: When disabled children, children with special needs or children with behavioural difficulties regularly stay for a short time with a family, so that their parents or usual foster carers can have a break
? Remand: When young people are remanded by a court to the care of a specially trained foster carer
? Long-term: Not all children who need to permanently live away from their birth family want to be adopted, so instead they go into long-term foster care until they are adults
? 'Family and friends' or 'kinship': A child who is the responsibility of the local authority goes to live with someone they already know, which usually means family members such as grandparents, aunts and uncles or their brother or sister
? Specialist therapeutic: For children and young people with very complex needs and/or challenging behaviour

There are many different ways to become a foster carer.

A private foster care agency, such as Fosterplus, can help guide interested persons through the process. You can apply to be a foster carer whether you have your own children or not; if you are single, married or living with a partner; if you are in or out of work; whether you live in your own home or rent; whatever your race, religion or sexuality.

If you are interested in fostering, you should contact a local Fostering service and arrange a meeting.

At the end of this meeting you should have all the information concerning what exactly fostering involves. Having this information should help you decide whether you are right for fostering.

Once it has been decided you are suitable for fostering, The Criminal Records Bureau will check that you have not committed an offence which would exclude you from fostering. You will also have to undergo a health check to make sure you have no health problems. A social worker will then help you fill in an application form and you will be asked to attend a group preparation session with other people who are applying. Finally your application will be sent to an independent fostering panel, which will recommend whether or not you can become a foster carer. This can take up to six months.

All foster carers are reviewed every year by fostering service providers and receive the training they need to ensure they are suitable to continue fostering. They are also given a supervising social worker who visits on a regular basis to offer advice and support for foster carers and their families. Fostering can be a rewarding and enriching experience?both for the carer and the child. Your local foster agency can help you begin this extraordinary journey.

Crawford's clutch shots lift Blazers over Warriors (AP)

OAKLAND, Calif. ? Gerald Wallace scored 24 points and Jamal Crawford hit a key 3-pointer and a pair of late free throws to lift the Portland Trail Blazers over the Golden State Warriors 93-91 Wednesday night.

Nicolas Batum added 17 points for the Trail Blazers, who had lost 11 of their last 12 in Oakland. Marcus Camby added 12 points and 11 rebounds.

David Lee matched his season high with 29 points to lead the Warriors, who had a three-game winning streak snapped. Lee also grabbed 11 rebounds.

Crawford, who finished with 14 points, hit a long 3-pointer to put Portland ahead 91-90 with 1:03 left. Nate Robinson made one of two from the foul line to tie it with 51 seconds remaining before Crawford knocked down a pair of free throws with 44 seconds to go for the final points of the game.

Portland All-Star LaMarcus Aldridge missed the game with a left ankle injury sustained early in Tuesday night's game against Washington.

Robinson finished with 21 points for the Warriors. Dorell Wright had 12, but Monta Ellis was limited to 10.

Wallace scored 10 points in the second quarter to help rally the Trail Blazers to a 57-54 halftime advantage.

Portland took a 72-70 lead into the fourth quarter as the Warriors missed their last six shots of the third and their first four of the final period before Klay Thompson hit a 3-pointer from the corner with 8:52 remaining, tying the game at 74.

Thompson's shot sparked a 16-6 run that gave the Warriors an 88-82 edge with 3:04 left. The Trail Blazers tied it at 88 with just under 2 minutes to play on Wallace 3-pointer.

The Warriors scored the game's first seven points and shot nearly 58 percent to take a 27-20 lead after the opening quarter.
